Foundation repair checker

Work through what you can see: cracks, floor levels and door frames. These answers give an early indication of whether foundation movement needs investigation, but a structural engineer assessing the building is the only way to establish the cause.

Could the foundation be damaged?

Where can you see cracks?
Have you noticed sloping floors or doors that stick?
Are there gaps between walls, floors, or door frames?
Do doors or windows stay difficult to open throughout the year?
How have the cracks or uneven areas changed since you noticed them?

Request an assessment to receive written findings. This tool provides an initial indication only; a specialist who visits the property establishes what is actually happening.

Each level and what it suggests

  1. Few supporting signs Your answers show little evidence of foundation movement at this stage. Photograph any cracks and check whether they change over time. Arrange an assessment if you remain concerned; this result cannot rule out damage that is not yet visible.
  2. Movement may be involved Some of the signs you have described may be related to foundation movement. A structural engineer can examine crack patterns, floor levels and the ground around the building to determine what needs further investigation.
  3. Several signs need assessment The combination of cracks, uneven floors or widening gaps makes a structural assessment a priority. An engineer investigates the cause before any foundation repairs or monitoring program is recommended.
  • Surface shrinkage: Fine cracks limited to paint, drywall joints or plaster surfaces can result from drying shrinkage or temperature changes. Their presence alone does not point to foundation movement.
  • Seasonal wood swelling: A timber door that sticks during humid weather may simply be swelling in its frame. Persistent sticking alongside wall cracks or sloping floors is worth a structural assessment.
